Not sure if I wrote on this before. So many rental problems on both the landlord and renter sides.
There are humorous videos about homelessness among illegals and people who fight for them. But when an interviewer suggests that a protester take some into their own home, it's "Oh no! That is a good idea but I don't want to do it." Not sure they would do it for any homeless person.
I used to think it would be a good idea to take in a person, to help with households or chores or even extra income, if one could find a good match. But the difficulty of getting them out, because of eviction laws, if they are not a good match, or the insurance it might require makes this prohibitive. It is sad. I know there are good people out there but the bad ones...
We need legal immigration and the wall just like we need locks on our doors. And even legals can be bad, just like some American citizens.
 
Most homeless people are homeless by choice, as they like living off the grid. I would not recommend anyone to rent to a single homeless person. Because most of them don't live alone for very long, then your rental can quickly be turned into a homeless camp, overflowing with garbage. Families with children are another matter. The fact that a couple with children still have their children when they are homeless speaks volumes, as does whether they are clean or not. It is next to impossible to stay clean when you're homeless.

If you have a low cost rental, I highly recommend that if you rent to a homeless family, that you do so on a month to month basis, and you make sure that you put a clause in the lease that either party can terminate the lease effective as soon as is legally allowed where your property is located. That gives you both legal standing, should you ever need it. Talk to a real estate attorney and write up your own lease, that is 100% legal. You do not want a lease that won't stand in court. I know it may sound cruel but you have to CYA when it comes to rentals.

If you invested in rental property, regardless of how good it is, you have to use common sense. Do background checks, of both criminal and rental history. And remember, quick decisions can cost you dearly. Think and weight the risks before you rent to anyone. And what ever you do, leave racism and politics out of it. Failing to do that is begging for legal problems.
